We analyze the effects of housing and stores on rent, considering that green lands and greening have an expected external economic effect and an external uneconomic effect. As a result, no significant results were obtained in residential areas, and rent was increased when green areas and hedges in commercial areas were at a certain distance. Based on these estimation results, this study considers both the external diseconomies and the external economy of green spaces and greening and considers that greening can be either positive or negative depending on the cost structure and management of local governments. Suggest direction for promotion.
