近年、少子高齢化の進行とともに空き家の増加が顕在化し、国や地方自治体において法や条例の整備、助成金や空き家バンクなど様々な対策が検討、実施されている。人口減少社会へ向けて今後も増え続けることが予測される空き家については、地域特性に応じた対策が必要となっている。そのため、本研究では熊本市における空き家の実態を把握し、空き家発生に影響を及ぼす要因について分析した。その結果、郊外の住宅団地では空き家率が低く、都市部の住宅地において空き家率が高いこと、地区の平均道路幅員や平均世帯人員が影響を及ぼすことが明らかになった。Recently, the number of vacant houses is increasing with acceleration of demographic aging. Therefore, national and local government have been addressing various measures such as development of laws and ordinances, grants and bank of vacant houses. As regards vacant houses, the number will be expected increasing because of depopulation society. It is necessary to take measures in accordance withe regional characteristics. This study purposes are to understand the distribution condition of vacant house in Kumamoto city, and to analyze about factor that influences which house become a vacant. As a result, there are three findings as i) the rate of vacant houses is low in housing estate where is in suburban, ii) the rate of vacant houses is high in residential area where is in urban, and iii) average of road wide at district and average of house hold size are factors that influences to vacant houses.
