本研究の目的は,近年の京都市における人口の自然動態(出生数から死亡数を減算したもの)と社会動態(転入数から転出数を減算したもの)の地域差を解明し,その要因を考察することにある。研究対象期間は1990年10月から1997年9月までの7年間で,分析スケールは国勢統計区である。自然動態の地域差を概観すれば,旧市街地での人口減少,市街地周辺部での人口増加が指摘できる。社会動態の地域差を概観すれば,住宅開発が顕著な市域南西部,集合住宅の立地が盛んな旧市街地の一部で人口増加が認められる。一方,旧市街地の多くでは社会動態における人口減少が顕著である。また,旧市街地のうち,自然動態と社会動態の双方が増加をきたしているのは,下京区の光徳学区だけである。そこで,光徳学区内でフィールドワークを実施し,土地利用の変化を調べた。その結果,集合住宅だけでなく,3階建の戸建住宅が多く立地していることを知り得た。The purpose of this paper is to elucidate the areal difference about natural change (subtract number of deaths from births) and social change (subtract number of move-outs from move-ins) of the population, and to consider the factors related to recent population change in Kyoto City. The term of this study is seven years, from October 1990 to September 1997, and the analysis was done in the scale of census tract. From the point of view of natural change, the population is decreasing in central Kyoto, and increasing in the outskirts of the city. The purport of the social change is as follows. The area that is increasing in population is distributed in the southwest part of the city and a part of central Kyoto. The former has many house-constructions, and in the latter, there was a lot of establishment of condominiums. On the other hand, in the most part of central Kyoto, the population is decreasing from the point of view of social change. In central Kyoto, it is only in Shimogyo's Kotoku Area that the both natural and social change are increasing. That was why the authors investigated the change of land utilization in the Kotoku Area. In consequence, we looked at not only many condominiums but also many three-storied detached-houses in this area.
