Vacant house and vacant land are increasing nationwide. Optimal use of such real estate stock is an important issue. In this study, we made a survey on the activities of local real estate companies that successfully have made optimal use of real estate stock. The purpose of this study is to find out the factors of their success, and then to enable others to follow their path across the country. As the results of this study, six factors are shown that are necessary for optimal use of real estate stock and are featured commonly in successful real estate stock use. We also suggested four items to pay attention for those who want to start of the real estate stock optimal use business.
