After the reform of the Government Housing Loan Corporation (GHLC), various types of housing loan have been supplied and adjustable rate loan and short time fixed rate loan is increasing. This paper examines the impact of the reform of the housing loan and how the mortgage choice between the adjustable rate loan (ARM; including short time fixed rate loan) and the fixed rate loan (FRM) is done. We obtain the results that the loan choice is influenced by the difference between the rate of FRM and that of ARM, the income, the price, the favor for the quality of the house and the other elements.

This paper presents the long term housing market from 1950 to 90, and finds out some rules between housing demand by age groups and annual housing construction.<BR>Recently it becomes more important that each local authority has each own proper housing policy. The method, to grasp easily the structure of housing demand and supply by commonly available materials, is so respected.<BR>By analysing the various age groups through the transition of population pyramid, we can get many information about housing needs and demand. Time series of annual housing construction shows the reflection of such housing needs and the various housing suppliers' motivation.
