The purpose of this study is to investigate the impact of the Tokyo 2020 Olympic and Paralympic Games announcement on residential land prices. Using the data of official land prices from 2010 to 2015, the degree of the rise of the land prices was measured around the area in which the Olympic Village is built. Just after the announcement of September, 2013 the degree of the rise in land prices was measured around the area in which the Olympic Village is to be built. A rise in land prices of 8.0% around the Olympic Village and an average of approximately 3.0% within 12km of radius was confirmed in 2015 as a result of the estimation. When a proxy indicator of the urban redevelopments was added as a variable, a rise in land prices of an average of approximately 1.6% within the radius 12km from the Olympic Village was confirmed. In other words, these estimated results suggest the possibility that about half of rise in land prices was due to the influence of urban development.

Fair housing audits are an important tool for measuring racial and ethnic discrimination in housing markets, so they are widely used for policy purposes in the U.S. Each audit consists of a visit to a real estate agent by a minority individual and a majority individual with equal qualifications. The audit data are used to measure the incidence of discrimination and totest hypotheses about its causes.This paper applies this survey technique to age discrimination in Japanese rental housing markets. Using data from the 2001 Osaka Audits that was conducted in eight cities in Osaka prefecture between Feb. 26 and Mar. 30, this paper analyzes the level and causes of the discrimination encountered by older persons during rental housing searches. The estimated level of discrimination is high: The number of available housing units about which older housing seekers are told is 30 percent fewer than the number of available housing units about which younger housing seekers are told. Econometric tests suggest that stereotyping about older renters' ability to pay and rental terms influences agent behavior.

The aim of this research is to make clear the actual condition on successive change of the management of condominiums including many units in Tokai area, especially focused on the management rules and countermeasures to pets breeding problem. The research was made for 9 housing estates by the way of hearing to the chief of homeowners association or the management staff. Many changes are surely occurred. For example, management rules and the organization of homeowners association are changed because of physical aging, residents' aging and short of the association's budget. The countermeasures to the pets breeding problem are various in each condominium in spite of almost all residents' much dissatisfaction.

The purpose of this study is to investigate how residents of guest houses use the common space for their personal exchange according to three scale types-10 or fewer, 11 to 30, 31 or more people.The results are summarized as follows. 1) Most residents always use common space for exchanges such as common meal, chat, TV viewing. 2) The dormitory-room residents use common space frequently single-room residents. This is because many dormitory-room residents not to be disturbed for other residents of same room. 3) The guest houses of small scale (10 or fewer people) make communication easier between the residents. 4) The residents ask advice from landlord to resolve the problem in guest house.

This study aims to analyze the role of planning regulations in U.C.A. inTsukuba city. As planning regulations we focus on building permission, system of existing lot and development permission. The result of analysis shows: 1) through deregulation of location condition the area to be developed is expanded; 2) the combination of two regulations promotes the scattered development in a short time. Based on the analysis we propose the unification of system of building permission and existing land lot, and the limitation of the area to apply the planning regulations in U.C.A.

This study proposes an alternative approach in housing environment design drawn from recent ethnomethodological developments in sociology, pedagogy, and cognitive science.Though it was assumed as a “social fact” that the roles of client and specialist differ, and that this difference was an effect of institutional structures or rules, it now becomes possible to think the other way by ethnomethodology, and see how asymmetries are produced in and through the details of client' and specialist' situated interactions.The role relation between the client and the specialist in design action is constituted through the sequence construction of conversation, and the contents of housing environment design develop through the customary regulation and restriction in conversation.
