Recently, a new business style called Ekinaka which has many stores in the wicket has been growing dramatically. The purpose of this study is to investigate the impacts to the surrounding commercial area of the station by the development of “ Ekinaka ”with the case of Akabane Station-“ecute Akabane” , and to clarify the main causes of them. The main results are as follows; 1) 20% of all users of “ecute Akabane” ceased to use some of the stores located in the surrounding commercial area of Akabane Station and this phenomena tends to occur at the stores which deal with ready made foods. 2) The principal factors of 1) are below two. The first factor is the similarity of the contents of commodities between “ecute Akabane” and the stores located in the surrounding commercial area of Akabane Station. The second is the predominance of the location of “Ekinaka”- its location in the wicket.

The GHQ28 was used to find the effects that residential environments have on women’s mental health during the period from the subjects’ pregnancy up to thirteen months after childbirth. The result show, the areas of convenience, relationship with housemates affected their mental health status. Also, the mental health of those property owners and single house families was poor and as the number of rooms increased, the mental health status deteriorated.

This paper presents the long term housing market from 1950 to 90, and finds out some rules between housing demand by age groups and annual housing construction.<BR>Recently it becomes more important that each local authority has each own proper housing policy. The method, to grasp easily the structure of housing demand and supply by commonly available materials, is so respected.<BR>By analysing the various age groups through the transition of population pyramid, we can get many information about housing needs and demand. Time series of annual housing construction shows the reflection of such housing needs and the various housing suppliers' motivation.

The purpose of this paper is to research how elderly households in TOYAMA-HAITSU live and remodel their space to continue to live there. The results are as follows: The elderly convert two rooms into one by removing the door. They try to make the most of their limited space and improve their house along with their lifestyle changes. The elderly create their working space by removing the household equipments including washbowls. Single elderly households use one of their rooms as storage space because the elderly people generally have many belongings. But on the other hand, other types of households are difficult to create such space. Therefore they eat and sleep in one room. The government provides house remodeling grant for the elderly. But for more effective use of housing stock, the grant for renovation to create adequately sized house which fits their lifestyle is needed.

It is necessary for local governments to give a rational explanation to citizens when introducing regulations to limit private rights to perform the scene formation. The local government, however, only can describe the necessity of performing the scene formation, but cannot show its significance. Therefore, it is important to explain the objectivity to perform the radical scene formation. Thus, in this study, I quantify city area scenes in Kyoto and calculate the economic effect of the scene formation by estimating land prices function. In addition, I examined the scene maintenance policy that considers the economic effect of the scene formation, aiming at performing the radical scene formation.
