This study aims at examining the contents of the information and the roles of the experts on purchasing existing house in France to clarify implications for improving the dealing system of existing houses in Japan. The purchaser in France has enough information in purchasing an existing house, for example an efficiency assessment of the house, a statement of management and the repair cost. It is noted that French purchaser can get two types of information. One is the diagnostic report, of which the seller has the legal obligation to offer to the buyer. The other is the notary information that the notary hired by the buyer gives the purchaser. Those can prevent troubles in purchasing a house in France . In this regard, it is useful for Japan to establish a new dealing system of the existing house, which the seller offers the information inspected by the experts who are in neutral position

Hedonic pricing method is one of the most efficient approaches for estimating the price of land and buildings. However, not few analysts are concerned about the existence of multicollinearity problems that may cause the inflation of the variance of the estimated coefficients. Because such analysis deals with objects that exist in a space, it is often the case that two or more variables have strong correlation. Although there are some diagnostics for examining the multicollinearity problem, most of the procedures, which are based on the information obtained from the explanatory variables, can only detect the severity of the problem. In terms of detecting the risk of the multicollinearity problem, it is critical that we develop diagnostics incorporating the probability of the occurrence of the problem as well as its severity. This paper suggests a numerical approach for diagnosing the effect of the multicollinearity problem in terms of both probability and severity.

According to the increase of elderly and single people, there is a growing demand for professional person who support their lives. This paper aims to clarify the actual conditions of the on-site manager to review its role and strengthen the on-site management system of condominiums. From the legal point of view, there is no administrative law. All wards in Tokyo have the administrative guidelines. A permanent stationing manager is required if the condominium has more than 50 units. But the aims nor the roles of the manager is unclear. From the management company operating pint of view, the average age of the manager is 62.5 and the amount of annual income is 1,570 thousand yen. Some management companies are trying to extend their businesses in the exclusive possession area to support the resident. The 28.2% of them is holding services for life support. In order to provide new services, the on-site manager has specialized knowledge and both the condominium and the management company has certain scale. It is necessary to consider the human resource development and cooperate with the local community.

Over the past few years an increasing number of studies have been made on ‘community money’. However, little attention has been given to the role of the ideal of community money in practice. The ideal or image of community money is not only indispensable for beginning of practice of community money, but also determines the form or system of community money. On the other hand, practiceof community money changes the ideal of community money that the practicers have. Our concern is to consider the interaction between ideal and practice of community money for grasping the dynamic growth of community money in practice. We examine the case in “Dowa” community, where there coexist some ideals of community money in one practice. First, one ideal “Community money should make an inner-community circuit” was brought from the outside of community. Second, in response to beginning of community money, people in community have various images depending on where each stands. Finally, their images began to settle to another ideal “Community money is the one of opportunities for socialization with inners and outers in the community”.

In the 21st Century, the aging population problem of new towns built in the former century is the most important aspect in the management of metropolitan municipalities. 'Yukarigaoka' is the rare successful case of realizing long-term management and ideal social mix to alleviative the aging population effects among Japanese new towns. In this paper the economic possibilities to sustain transit oriented development (TOD) in 'Yukarigaoka' is also investigated mathematically.
