The purpose of this study is to investigate how residents of guest houses use the common space for their personal exchange according to three scale types-10 or fewer, 11 to 30, 31 or more people.The results are summarized as follows. 1) Most residents always use common space for exchanges such as common meal, chat, TV viewing. 2) The dormitory-room residents use common space frequently single-room residents. This is because many dormitory-room residents not to be disturbed for other residents of same room. 3) The guest houses of small scale (10 or fewer people) make communication easier between the residents. 4) The residents ask advice from landlord to resolve the problem in guest house.

This study aims to analyze the role of planning regulations in U.C.A. inTsukuba city. As planning regulations we focus on building permission, system of existing lot and development permission. The result of analysis shows: 1) through deregulation of location condition the area to be developed is expanded; 2) the combination of two regulations promotes the scattered development in a short time. Based on the analysis we propose the unification of system of building permission and existing land lot, and the limitation of the area to apply the planning regulations in U.C.A.

This study proposes an alternative approach in housing environment design drawn from recent ethnomethodological developments in sociology, pedagogy, and cognitive science.Though it was assumed as a “social fact” that the roles of client and specialist differ, and that this difference was an effect of institutional structures or rules, it now becomes possible to think the other way by ethnomethodology, and see how asymmetries are produced in and through the details of client' and specialist' situated interactions.The role relation between the client and the specialist in design action is constituted through the sequence construction of conversation, and the contents of housing environment design develop through the customary regulation and restriction in conversation.

In Japan, to prepare for a large earthquake that may occur in the near future, it is an issue to promote earthquake resistance of buildings. However, it is pointed out that consumers' interest in the earthquake resistance is low. And market response to information disclosure on earthquake retrofit has not been fully verified. We estimate the effect of earthquake retrofit on housing rents and prices for apartment buildings of Tokyo metropolitan area while focusing on the preference of tenants and buyers. As a result, we find that housing rents are significantly rising by earthquake retrofit. This result shows the tenants are evaluating the earthquake resistance.

This study aims to understand the single fathers’ housing situation in Japan. Compared to women (single mothers) it is difficult for men (single father) to balance job and childcare therefore the rate of living with relatives was higher than single mothers. And single fathers’ owner occupation rate was double of single mothers’ because single fathers tend to remain their marital housing after divorce and especially single father who lived in their own house apt to remain their marital housing. Kuzunishi (2005) reported that single mother tend to move out of their marital housing (70%) and they chose their new residential area to prioritize preserving their children’s environment or seek relatives’ support for childcare. The tendency of moving situation after divorce between single mothers and single fathers was totally different. From these results it is inferred that single fathers tend to preserve their work environment more than children’s environment.
