A toilet of commercial building is used as a safe and clean public toilet when going out, because it is well maintained in order to lead to the pulling in customers. In this article, the author researches on H station building. For continuation of the comfort of its toilet, employees, cleaning staffs and a designer are united, and perform an action of the improvement during 20 years. Through the results of annual questionnaire of users and the record of 66 times of maintenance meetings meantime, problems and evaluation of the toilet design and the cleaning management are clarified and a design method of the commercial building toilet is proposed.

This study aims to clarify the actual installing conditions of heating, ventilating, and air-conditioning (HVAC) systems and their operations in public elementary schools based on 568 school data obtained from a nation wide investigation. Some results are shown as follows: 1) Insufficient thermal insulation and air tightness were provided in many school buildings in warm climate areas, 2) Heating systems were provided in almost all rooms but their installing conditions varied with respective areas, 3) Air-conditioning systems for cooling are on the increase in many areas, especially urban areas, and 4) Ventilating systems are not operated under optimum conditions because of inadequate management. We suggest that the building envelope systems should be improved and it is necessary to make guidelines and inform teachers of the essentials of maintenance for HVAC systems for efficient operation.

Deterioration by aging goes ahead through the restroom of school, but improvement has not advanced because of a large number. As a result, comfort is spoiled, and some students are reported not to have excretion at school. A purpose of this study is how to lead quick and effective restroom renewal through the project of Setagaya-ku having 94 schools, which was started in 1998, and inspecting an effect and evaluation for 14 years until 2011.After grasping problems and demands, design concept and common specifications document for model school was summarized. Expert performed a model design, and then standard common specifications document is made in consideration for term of works and the cost, performing a periodical revision based on the inspection.This paper summarizes the effect and subject and has proposed the possibility of future quick school restroom renewal.
