In Japan, to prepare for a large earthquake that may occur in the near future, it is an issue to promote earthquake resistance of buildings. However, it is pointed out that consumers' interest in the earthquake resistance is low. And market response to information disclosure on earthquake retrofit has not been fully verified. We estimate the effect of earthquake retrofit on housing rents and prices for apartment buildings of Tokyo metropolitan area while focusing on the preference of tenants and buyers. As a result, we find that housing rents are significantly rising by earthquake retrofit. This result shows the tenants are evaluating the earthquake resistance.

This study aims to understand the single fathers’ housing situation in Japan. Compared to women (single mothers) it is difficult for men (single father) to balance job and childcare therefore the rate of living with relatives was higher than single mothers. And single fathers’ owner occupation rate was double of single mothers’ because single fathers tend to remain their marital housing after divorce and especially single father who lived in their own house apt to remain their marital housing. Kuzunishi (2005) reported that single mother tend to move out of their marital housing (70%) and they chose their new residential area to prioritize preserving their children’s environment or seek relatives’ support for childcare. The tendency of moving situation after divorce between single mothers and single fathers was totally different. From these results it is inferred that single fathers tend to preserve their work environment more than children’s environment.

This study is about difference in “sense of value” of husbands or wives, which depended on what sort of rooms they think them as settled place. The analysis for the research was based on the questionnaire to inhabitants at Alute apartment in Yokohama City, Kanagawa.Through this study, “sense of value” means in a broad sense, included such as opinion, behavior, or consciousness, especially related to family relationship.The results are as follows;1) For husbands, relationship on his place, “sense of value”, and demand for private room shows straightly connected one another.2) For wives, the relationship is more complicated. In other words, the factor that decides their settled place lies on something else.

Nowadays neighboring shopping districts in residential area distant from railway stations are in hard condition because of the motorization and the changing of the lifestyle. However, in the aged society these neighboring shopping districts may play impotant roles such as the place for not only shopping but also gathering and communicating. The purpose of this study is to clarify the significance of these neighboring shopping districts and the problems with the sustainability of them. The results are as follows; 1) Most of these neighboring shopping districts are in decline and do not have enough shops of perishable foods. 2) Whether declining or not, some people come to enjoy the shopping and communication with the shopkeeper. 3)The existence of a leader affects on the effectiveness of the projects in these neighboring shopping districts.

The institutional framework for housing policy in Japan was started in the immediate postwar period by the Government Housing Loan Corporation, publicly-operated housings, and the Japan Housing Corporation. Japan achieved its goal of “one house per household” in 1973, two decades after the postwar housing shortages. In recent years, rapid aging and a falling birthrate have prompted a major shift in the focus of housing policy from ensuring an adequate quantity of housing to improving the overall quality of residential life. “The Basic Act for Housing” in 2006 provides a road map for the achievement of enhanced residential living standards. Measures are now being implemented under the Basic Program for Housing from FY2016 to FY2025.

What are the determinants of personal space in the limited space like a room in our house? This article discusses the question on the study of personal space in the limited space. The experiment were executed in order to understand the relationship between a scale of space and characteristic of personal space from the viewpoint of posture and depth of space. The results of the experiments were summarized as follows: 1) When the point of view became higher, the size of the personal space became larger, 2) When the depth of the room became larger, the size of the personal space became larger.

House manufacturers are required to take service strategy to win market competition with competitors and make profit improvement. But it is not clear what type of service can make profit, so this thesis is to make clear it. Consumers surveys are done to make clear their Willingness To Pay for various services.And correlation is analysed between house Manufacturers profitability and their service strategy. To conclude, the service to increase products value is required by consumers and profitability of house manufactures' who provide such service is better than other companies.

Public procurement for build environment is the issue which is important but controversial. The works are expected to achieve well organized circumstance with saving budget. Especially, in recent Japan, it is becoming more difficult, because they have to set up new condition to prepare the aging society under the huge pressure of cutting budget. The former part of this paper explains that the recent situation of the procurement for public building in Japan to compare with other country, such as France and UK. The later part of the paper points out some important issues to overcome these difficulties with referring some practices in the reconstruction works from the Great East Japan Earthquake in 2011.

In Japan, the services of professionals in architectural design, graphic design, technology, and arts for the public sphere are in principle evaluated according to criteria of accounting law and local government laws. This article discusses the process of presenting proposals to the Science Council of Japan calling for the revision of these practices and evaluation on the basis of quality.

The selling and buying system in California can be divided into two processes. The first process is the process to make an agreement to purchase and the second is to verify the agreement and execute the contract. Throughout these processes, various professionals such as real estate agent, inspector,appraiser, the title insurance company, escrow company serve to both the seller 's side and buyer 's side. Almost of all the information is investigated and given by the real estate company in Japan, but the divisions of professional roles are established in CA. The accumulation of Information in both private and public sectors contribute to speed up the survey. The information disclosure about living environment like TDS is the legal duty not ylno fo the seller but also on the seller ’ s agent. The division of professional roles and the accumulation of information may support the real estate company to survey and disclose more useful information and fasten the transaction.
